NOIDA: After widespread encroachments were reported in the Tappal-Bajna area of Aligarh, a region identified by the Yamuna Expressway Industrial Development Authority (YEIDA) to develop a logistics park and industrial projects, the Authority has requested the Aligarh administration to halt land registries and ban all unauthorised residential and other constructions within the notified area.
As the registrations are being done under residential category, it could be difficult for the Authority to evict the plot owners, which could jeopardise the multi-modal logistics park scheme, officials said.
Yamuna Authority’s OSD Shailendra Singh told TOI the Aligarh administration was recently urged to impose a ban on residential plot registrations within the notified area.
Proposed under the Authority’s Master Plan 2031 (Phase II), the state-of-the-art logistics park will come up on 364 acres inside the Tappal-Bajna Urban Centre project — an industrial and residential township spread over 27,438 acres (11,104 hectares) near the Noida International Airport — and cater to the growing cargo needs of NCR and neighbouring areas.
The Rs 1,040-crore logistics park is to be developed in three phases. Phase I will cover 205 acres, including 154 acres dedicated to core logistics operations.
YEIDA is to acquire 1,900 hectares of land in Aligarh’s Tappal village for the logistics park and other projects under its master plan.
Last year, the Authority issued a notification to acquire 736 hectares in Tappal, and the process of conducting a social impact assessment (SIA) is currently underway.
Despite notices being issued to colonisers, land is being sold to buyers from Delhi-NCR with a promise of owning a home near the airport. Residential plots are being offered at prices ranging from Rs 15,000 to Rs 25,000 per square metre, depending on the location, while commercial plots along the Yamuna Expressway command higher rates.
In Dec last year, YEIDA CEO Arun Vir Singh had written to the Aligarh administration flagging that unauthorised colonies had come up at 90 villages. Singh urged the Aligarh DM to appoint a competent authority to survey the area.
Subsequently, SDM Khair Mahima conducted a survey on January 12 and submitted a report. The site inspection, conducted by the regional lekhpal, revenue inspector, nayab tehsildar and local police indicated unauthorised plotting on land that falls under YEIDA’s notified jurisdiction.
The survey also showed that roads without asphalt or tar and boundary walls —wire fences and cemented markers — had come up in the area. The administration requested YEIDA to take appropriate action against these encroachments.
OSD Shailendra Singh said an anti-encroachment drive will soon be conducted in the area to demolish illegal constructions.
