Noida authority seals 27 unsold flats of Skytech Matrott over Rs 30 crore dues, – Homevior

NOIDA: Noida Authority has taken strict action against Skytech Construction Pvt Ltd for defaulting on payment dues for its group housing project, Skytech Matrott, located in Sector 76. Despite repeated notices, the builder failed to clear outstanding dues of over Rs 30 crore.

Consequently, the Authority sealed 27 unsold flats in the project on the directions of its chief executive officer Lokesh M. Earlier, in September, the Authority sealed five flats in the same project for non-compliance.

The developer failed to avail of the state govt’s rehabilitation policy for stalled projects and pay 25% of the total revised dues after deducting interest and penal interest for the two-year Covid-19 relief period between April 2020 and March 2022.

A 20,900-square-metre group housing plot was allotted to Skytech on March 3, 2010, with the lease deed executed on July 30 that year. The developer had launched the Skytech Matrott project, comprising over 700 apartments, but failed to clear dues against the plot.

Under the state’s rehabilitation policy issued in Dec 2023, developers were given the option to settle their dues. Skytech initially deposited Rs 1 crore but failed to pay the remaining amount despite multiple notices issued on May 27, July 8, and August 14 this year.

Of the 716 sanctioned units in Matrott, 474 units were registered. This month, the Authority also cancelled the allotment of a 14,000-square-metre plot to Docile Buildtech Pvt Ltd, a subsidiary of Logix Group, in Sector 143 over non-payment of Rs 130 crore dues.

The land was allotted six years ago, and no construction activity has commenced on the plot as of yet.

Earlier this year, the Authority sealed 26 unsold flats of Antriksh Golf View in Sector 78 for similar reasons and took action against Omaxe Buildhome Pvt Ltd in Sector 93B, sealing a 9,000-square-metre plot over outstanding dues of Rs 457.8 crore.
