HYDERABAD: The Telangana Real Estate Regulatory Authority issued an interim order on Nov 11 restricting Beccun Infrastructures from creating third-party interests or engaging in transactions impacting flat buyers’ rights in its Kompally project ‘Beccun Lifestyle’. The restraining order will remain in effect until further directives are issued by TG RERA.

This decision follows complaints filed by the Beccun Lifestyle Cultural Association representing over 200 flat buyers which alleged unauthorised construction and delays in completing the project.

They alleged the builder had approval for four blocks with a maximum of seven floors each but sold units up to nine floors and added two extra blocks without nod.

The association further alleged that the builder currently lacked adequate funds to complete the project, raising concerns over the use and transfer of funds collected from buyers. Repeated reminders and meetings with the builder failed to yield any meaningful response, they said.

In its order, TG RERA said Beccun Infrastructures requested additional time to file a counter but did not provide sufficient justification against the issuance of an interim order.

It also observed that the association had established a prima facie case, warranting immediate intervention to protect buyers’ investments. TG RERA also emphasised that unauthorised construction and attempts to re-register flats to new buyers posed a significant risk to the original buyers’ rights as it could lead to legal complications.
