NEW DELHI: The allotment of 498 EWS flats at the Karkardooma transit-oriented development (TOD) project will take time as Delhi Development Authority (DDA) is waiting for approvals from various agencies.
“The residential complex is among three being constructed under the TOD project. The EWS tower is named Himadri. The allotment at Himadri will start once all statutory compliances, including Real Estate (Regulation and Development) Act (RERA) registration and fire NOCs, are in place,” an official said. The authority claimed to have already initiated the process to expedite the clearances.
The whole complex is being developed by the National Building Construction Corporation (NBCC). Although work at the site was completed in July, DDA will take over the possession of the flats after completing its inspection and fulfilling other formalities.
The EWS housing complex, part of phase I, has ground plus 22 floors with a basement for parking. “DDA aims to come out with a broad scheme for the sale of these flats,” an official said.
The authority is also working on plans to complete two more residential towers, Kanchenjunga and Shivalik, by March 2025.
These two towers include a residential trapezium (RH) complex with 450 2BHK flats. It will be the tallest with 47 floors and two basements. There is also an RH02 complex (with 2 BHK of small size), with nine towers (six towers with 10 floors and three with 33 floors) and 576 flats, an official said.
To ensure efficient parking of vehicles, basements with sufficient space have been created. The total estimated car parking space in phase I will be 1,540.
Under the TOD project, divided into two parts, DDA targets the construction of 1,524 flats in phase I by March 2025, with an overall goal of 6,518 residential flats, including 1,992 for the economically weaker section. The entire project cost is approximately Rs 1168.54 crore.
The project has faced significant delays since its approval in Feb 2015 by former LG Najeeb Jung.
The MoU between NBCC and DDA was signed in 2015 and revised in 2019 to align with the transit-oriented development policy. Work finally began in Sept 2021, but the project continued to face delays.
Lieutenant governor VK Saxena, after meeting with DDA officials in Feb 2023, said that efforts will be made to complete phase I of the TOD project by March 2024. The authority is now aiming to complete the whole project by Sept 2026,” an official earlier said.
The mixed-use development project will feature residential, commercial and civic facilities in a 70%, 10%, and 20% proportion, respectively, with an additional 15% area developed for EWS.
Office complexes will be within walking distance and connected to the Karkardooma Metro station, which offers an interchange facility between the Blue Line and Pink Line.
