GURUGRAM: Residents of Gurgaon One in Sector 84 staged a protest against the developer on Saturday over various issues, ranging from defunct lifts to a hike in common area maintenance charges and an increase in the number of monkeys in the society.
One of the main grievances voiced by the residents was the persistent problem of water seepage in the basement, which they claimed had caused visible damage to the building’s beams and pillars. Despite repeated complaints, residents alleged, the developer had taken no steps to address the issue.
Alok Shukla, a resident, expressed his dissatisfaction, saying, “The developer has arbitrarily raised the CAM charges from Rs 2.5 per sqft to Rs 3.8 per sqft including GST. Yet, there has been no improvement in services. Both the housekeeping staff and security personnel are inadequate, and the basement seepage, which is a major concern, remains unaddressed.
Furthermore, there is a lack of transparency, as they refuse to share expenditure details and account books with us.”
The project, launched in 2013 with possession starting in 2017, is home to around 700 families.
Harbhajan Singh, another resident, said, “Despite the high maintenance fees, we are not receiving even half of the promised services. There have been incidents of monkey attacks, but the facility management has taken no steps to mitigate the danger. People are worried for their safety, especially with small children playing in the compound.”
Residents also highlighted the frequent malfunctioning of lifts as a significant issue during the protest. Vikash Bajpai, a resident, shared his experience, stating, “Lift malfunctions have become a regular occurrence. Just a month ago, I was stuck in the lift in C tower for five minutes. This is especially dangerous for elderly people and children. My wife now avoids taking the lift alone after getting stuck in it. Additionally, the service lift in C tower has been out of order for the past month.”
Meanwhile, the Alphacorp spokesperson said, “The charges were marginally increased based on the rising cost of the inputs to accommodate the rising expenditures. Residents have been provided complete back up of cost and even the same had been closed in agreement with them a while back however a few with the vested interested are propagating the same. Regarding the sewage water issue, We are following the rules and regulations and we have promptly requested the civic body for a permanent solution about it, long time ago.”
