Bengaluru civic body to extend OTS tax facility to Rs 5 lakh khata-less properties, – Homevior

BENGALURU: Bruhat Bengaluru Mahanagara Palike (BBMP) is all set to give an opportunity to the owners of over 5 lakh khata-less properties in the city to utilise its one-time settlement (OTS) scheme and clear property tax dues to save on penalties and interest.

According to BBMP officials, the March OTS rollout was delayed because of the Lok Sabha elections. Officials hope to generate Rs 800 crore to Rs 1,000 crore a year through the scheme.

Munish Moudgil, special commissioner (revenue), said about 5-7 lakh properties in the city are not in the property tax net. Deputy chief minister DK Shivakumar had recently issued an order to bring them into the tax net by giving them special offers.

Khata-less owners can avail OTS facility till July 31: BBMP

Some property owners had not obtained khata from BBMP and, hence, were not paying property tax. Such owners can submit an online application. “We will provide them a provisional tax number, and they can pay using this number. They can save a huge amount of penalty and interest on tax if they pay it by July 31, the last day of OTS scheme,” said Moudgil.

Later, revenue officials will verify the documents and issue a khata in three months. BBMP officials will adjust any amount paid in excess against next year’s tax.

How the process works: The property owner will be allowed to log into BBMP’s property tax SAS system using mobile and OTP. The owner should enter the registered sale deed or transfer deed number and based on the same, details of the property and its owner, the encumbrance certificate will be fetched from KAVERI-2. The owner should enter the property details, including the property photograph, its GPS and address.

The owner details with Aadhaar will be compared with the purchaser name in the information obtained from KAVERI-2 and in case there is a match, the property owner will be allowed to proceed and pay tax.

In case of a mismatch, the case will be referred to an ARO or a designated officer to examine and make a decision.

Once the name match and other items are confirmed, a temporary SAS (self-assessment scheme) number will be created for the property in the system. Then, the owner can enter property usage details in Form 3 and pay property tax as per applicable tax, interest and penalties under OTS at present.
