HYDERABAD: Telangana Real Estate Regulatory Authority (TGRERA) has refrained from recognising Saket Pranamam Senior Citizens Friends Association, registered under the Societies Registration Act, as the exclusive body to manage maintenance and administration of Saket Pranamam residential project. The Authority stated that the cooperative society, formed under the Telangana Mutually Aided Cooperative Societies Act, 1995, will be the competent body for such functions, in accordance with existing legal frameworks and court rulings.
The order, which was issued on April 11, came in response to a complaint filed by Friends Association of Saket Pranamam’s ‘B’ Block residents in Gowdavalli, Medchal. The complainants, senior citizens, alleged that the developer, Saket Engineers, failed to deliver on several promised amenities such as potable water, gas pipeline connections, and a reliable power supply. Persistent rainwater leakages and malfunctioning lifts were also cited. Residents claimed delays in possession caused financial distress, and request for compensation was ignored.
A key issue raised was the formation of a cooperative society, which the complainants argued was in breach of Clause 19(a) of the original agreement. The complainants objected to cooperative society’s bye-laws, which allow voluntary membership and management decisions that might exclude flat owners. TGRERA has said cooperative society shall govern the administration.
TGRERA directed the developer to rectify defects within 60 days. The developer was ordered to furnish and publicly display monthly maintenance income and expenditure statements. Failure to comply would invite action under Section 63 of the Real Estate (Regulation & Development) Act.
