Telangana RERA orders Padmasreekar Icon’s builder to fix defects, pay fine, – Homevior


HYDERABAD: The Telangana Real Estate Regulatory Authority (TGRERA) ruled against a builder in multiple complaints filed by Rach Naveen Kumar and other flat owners. In its order dated March 1, the authority directed the builder to pay a penalty of 4.5 lakh and rectify defects in the flats at Padmasreekar Icon, Gajularamaram of Medchal-Malkajgiri.

The complaints were regarding failure to deliver promised amenities and fulfilment of contractual obligations. The complainants alleged that the builder falsely advertised features such as a play area, gym, and multi-purpose hall but failed to provide them. In addition, essential amenities, including Manjeera water connection, were not made available despite commitments. Flat owners paid substantial amounts towards amenities, with 3 lakh collected per flat.

During purchase discussions, the builder informed buyers that they would need to contribute 5,000 to 10,000 for the provision of Manjeera water. Complainants alleged that the builder later denied this obligation.

In response, the builder denied the allegations and claimed that the complainants purchased their flats with full knowledge of the agreement and specifications.

TGRERA, after reviewing the evidence, directed the builder to rectify all identified defects within 60 days.
