PUNE: The Maharashtra Real Estate Regulatory Authority (MahaRERA) has reached out to Pune and Mumbai suburban collectors to appoint retired tehsildars for expediting the execution of recovery warrant orders in their areas.

In Mumbai suburban, approximately Rs 228 crore is yet to be recovered from 355 complaints of 73 projects, while in Pune district, the amount stands at Rs 150.7 crore from 201 complaints of 89 projects.

MahaRERA issues recovery orders against real estate developers in case of default in handing over possession of property to home buyers. The execution of recovery warrants has to be conducted by the respective district collectors of the area.

Chairman MahaRERA Manoj Saunik said the initiative aims to ensure that the compensation ordered is received by the aggrieved homebuyers. Earlier, a senior officer from the revenue department was appointed to speed up the process.

“Now, we are planning to appoint retired tehsildars on a pilot basis for both Mumbai and Pune where there are more recovery cases as well as arrears. Depending on the need, similar appointments will be carried out in other districts,” he said.

While the collectors will carry out the appointments, the payment will be made by MahaRERA. According to data shared by MahaRERA, around Rs 200.2 crore has been recovered as compensation on behalf of the homebuyers.

This includes Rs 46.5 crore from Mumbai city, Rs 76.3 crore from Mumbai suburban, Rs 39.1 crore from Pune, Rs 11.7 crore from Thane, Rs 9.7 crore from Nagpur, Rs 7.5 crore from Raigad, Rs 4.5 crore from Palghar, Rs 3.8 crore from Sambhajinagar, Rs 1.1 crore from Nashik, and Rs 9 lakh from Chandrapur. With more pendency in cases in Mumbai suburban and Pune, the appointment of more officials will help speed up the recovery.

A Pune district official said that on many occasions the district officials are busy with election work, and additional staff appointments will help clear the cases.

An affected party from Mumbai city said that there is no progress in recovery warrant execution and appointment of officials may help in the entire state.
